Kassel's primary focus is the opportunistic acquisition and improvement of value-add real estate.  To date, these activities have transpired in Midwest and Southeast, two markets with which Kassel's management is intimately familiar. However, continued expansion throughout this area is imminent as the firm looks to expand its practices.


Commercial Real Estate

Kassel seeks opportunities in its target markets to purchase and reposition Class B or C office buildings whose performance and value have suffered from suboptimal ownership.  These problems often stem from lack of attention to or budget for maintenance and upkeep, tenant leasing and retention programs, and necessary capital expenditures. 

Our acquisitions team has extensive experience in identifying office real estate situations for which our operations and management teams can create lasting positive change.  We employ our affiliate companies where appropriate to engineer seamless improvement plans to the benefit of portfolio properties and their investors and tenants alike. 


Residential Real Estate

Kassel acquires and rehabilitates distressed and stabilized assets in both single-family and multifamily residential real estate.  While our team owns mastery of best practices for the improvement of each type of property, we apply the same approach to each: following savvy acquisitions with the design and implementation of thorough tactical plans and then executing upon them.

Vertical integration of our affiliate companies (KDB Custom Homes, Gorilla Dumpsters, Haslett Sheet Metal and Fabrication, Gutridge, and others) delivers efficiency and cost reductions to each project’s realization. Following a property’s rehabilitation, we often look to bundle it with other improved portfolio assets to attract larger buyers capable of purchasing at lower cap rates.
